: HUD has for the first time in 78 years changed their guidelines regarding negative items
on your credit report!! As of April 1st. 2012 they put language in their guidelines
that SPECIFICALLY limits the total amount of negative items that can remain open on your credit report to only $1000.00 (One
Thousand Dollars). If you have more than this amount of negative items open you will have to settle the amount to a
$1000 or less. If you cannot do this, there IS A WORK AROUND. Call us for more information. Due to this change,
it is even more important more than ever to know WHERE your scores are and WHAT is on your credit report. Apathy and
indifference won't fix anything. INVENTORY
ALERT : Current MLS inventory has dropped to less than15,000 units. This is a reduction of over 65%
of the excess inventory we had just 20 months ago. In some areas of the valley, prices have started to move up.
If you can income qualify for a mortgage, this is the year to buy a house BEFORE prices and interest rates rise. NOTICE TO VETERANS : We have had many

REFINANCE & LOAN MODIFICATIONS ** - If you owe more than what your property is currently worth, THERE
ARE NO REFINANCE OPTIONS. You cannot get a loan for more than what the property is worth. The only
EXCEPTION is if you have a 1st and a 2nd mortgage and your 1st mortgage is for less than what the
property is valued at, then you can refinance the 1st mortgage only. We can assist you if you are
