- This is a very unusual
loan with some great features.
- This loan program is and option ARM. The rate is potentially adjustable, but has a
very low start rate of 4%! That's right 4%! This is your minimum payment rate and its locked for 10 years AND its interest
only!!!
- The maximum loan to value of this loan is 70% for owner occupied and 60% if used for investment.
- A
typical loan payment on a $250k loan would be $250k x 4% = $833 ($10,000/12)! No that's NOT a typo. That's your minimum payment
without taxes and insurance.
- Maximum loan amount of up to $1 million at 70% LTV. The maximum your negative amortization
balance can go to is 135% of you original loan amount at 70% LTV and 155% at 60%
- Interest only option for 5 years.
Maximum adjustment of payment over 5 years is 7.5% of previous years minimum payment. That's 7.5% of the payment NOT 7.5 percentage
points. For example if your previous year's minimum payment was $833 per month, then the MAXIMUM the minimum payment can be
the 2nd year of the loan is 7.5% higher. Only if the margin changes.
- This loan has 4 options per month in terms of
a monthly payment. You can pay the interest only minmum payment, fully index, fully amortized or negative amortization.
- The
margin index for this loan is based on the 12 month treasury average (MTA). NOT the daily or monthly average which would be
too volatile. This index has out performed the 30 year mortgage for the last 40 years.

- Rates on first start at 6.25%. Rates on 2nd
mortgage depend upon the type of filing (i.e full documents or stated) APR 7.25%
