HUD has extended the 2010 FHA loan limits to the end of 2012. FHA loans for Arizona are not
back to $346,250.00. There are still 100% financing options! We participate in the HUD Repo Housing
Program. Buy a HUD repo home for ONLY $100 down! Financing is a standard FHA 30 year fixed rate. Good selection
of properties available around the state! MUST be pre-qualified to bid on a HUD repo. WE CAN DO THINGS THAT OTHER BANKS CAN'T !! Many caller are suspicious that we are the same
as the other lenders and are going to turn them down also until we hand them their keys to their new home! We are not
exaggerating when we tell you that any FDIC insured institution has very strict guidelines AND they WILL NOT deal with the
slightest credit issues! If your credit isn't perfect when you walk in the door with them, you're wasting your time.
That's why everyone who gets turned down ends up calling us!! Even employees of these other banks. Big banks WILL
turn you down if a foreclosure or a bankruptcy shows up on your credit report (even if its seasoned). Most of them WON'T allow
any negative items to remain open so you have to pay off everything. If you hae ANY recent late payments, its an automatic
turn down. If you've ever discharged one of their accounts (i.e. car loan or credit card) in a bankruptcy, they will never
do another loan for you again. Your SSI number is in their database as a high risk customer for a minimum of 10 years!

REFINANCE & LOAN MODIFICATIONS ** - If you owe more than what your property is currently worth, THERE
ARE NO REFINANCE OPTIONS. You cannot get a loan for more than what the property is worth. The only
EXCEPTION is if you have a 1st and a 2nd mortgage and your 1st mortgage is for less than what the
property is valued at, then you can refinance the 1st mortgage only. We can assist you if you are
